Keeping property out of probate
Owning a home and rentals is common here, and real estate is a common reason a family would otherwise face probate. We guide you through funding your trust, and our office can prepare and coordinate the recording of your California deeds for a separate fee. We also discuss whether rentals should be held in LLCs.
When a parent has passed
If a parent passed without a trust, or a house was never put into one, the matter is handled in Alameda County Superior Court. Depending on the signed documents, a trust confirmation (Heggstad) petition may be available.

Our team serves families in English, Mandarin and Cantonese, so parents and adult children can follow the same conversation. Documents and written correspondence are in English.
